CSCD LOT OWNERS CALENDAR EVENTS


The Cordry Sweetwater Lot Owners Association (CSLOA) held their first meeting of 2010 on Thursday evening, January 21st. Several calendar dates were discussed and decided:

Chili supper - April 17th, Concert at the Beach - Jun 26th, Kayak Race - July 3rd, Cordry Boat Parade - July 4th, Sweetwater Fireworks - July 10th, Ox Roast - September 4th.

2009 Real Estate Sales


2009 real estate sales in the Cordry Sweetwater Lakes area follow:

11 offshore houses sold in the area from $35,000 to $155,900.

23 waterfront houses sold in the area from $71,750 to $522,500. (1 over $500,000, 2 over $400,000, 8 over $300,000, 7 over $200,000.)

3 offshore vacant lots sold in the area from $5,500 to $17,000.

4 waterfront vacant lots sold in the area from $19,500 to $69,900.

ICE FREE


Both Cordry and Sweetwater Lakes opened up on Sunday, January 24th after being frozen for several weeks. Many of the coves still have a thin layer of ice on them. Local property owner Bryan Dougherty couldn't wait to start the 2010 water skiing season. On Monday, January 25th, he donned his skis and made a trip around Sweetwater during a snow storm. Bryan has water skied in Indiana 21 straight months to date.

DREDGING


Dredging on several areas was accomplished in late 2009. Dredging is now permitted by the conservancy district upon approval and appropriate permits. Expense is the responsibility of the property owners. I am aware of two different companies who do dredging:

CELL PHONE TOWER UPDATE


On January 22, 2010, State Senator Vi Simpson wrote: "On January 14th, I introduced an amendment on the floor of the Indiana Senate which would grant conservancy districts the authority to enter into leases with persons providing cell phone services, including leases of real property owned by the district. this amendment passed and is now included in Senate Bill 110."

Senate Bill 110 passed the Indiana Senate by a vote of 50 - 0 on Tuesday, January 19th. It has been forwarded to the Indiana House of Representatives for their consideration. CELL PHONE TOWER STATUS


The progress of the Cordry Sweetwater Cell Phone Tower has hit a snag. Verizon has completed a land survey, completed core samples, and is ready to negotiate a lease agreement. At the January 3rd, 2010 CSCD meeting, legal advice told the audience that an amendment in the Indiana State Legislature is needed. Many of us have been e-mailing or writing to our state senator and state representative to: "Support an amendment to grant conservancy districts the ability to lease property for cell phone towers." Both the state senator and the state representative have been responding to contacts promising to sponsor such an amendment. The legislature is a "short session" this year.

CORDRY DAM DRAINAGE REPAIRS


Work began on November 9th, 2009 on Cordry Dam. Drainage repairs/improvements were completed on each tier of the dam before winter weather arrived in December.

NEW CORDRY LAKE DOCKS


Cordry Lake residents and boaters will appreciate the new docks located at the launch ramp/gas docks. The old dock system was removed and replaced with additional parking spaces in December 2009. Plans include relocating the aluminum lift away from the gas pump section of the docks.

FROZEN SWEETWATER


Sweetwater Lake started "icing over" on January 2nd, 2010 and was completely frozen over by Thursday, January 7th. During the period of the "icing over" many round open spots remained forming "thin spots" around the lake. Some geese and the two Sweetwater Swans have kept a pool open in the middle of the main body in front of the Lion Drive area.

CSCD BOARD ELECTIONS

The Cordry Sweetwater Conservancy District held their annual election on Saturday, January 2nd, 2010. The two board members elected were Larry Kolar from area 2 and Tom Dziennk from area 7. Existing board member Jerry Fenwick was appointed Chairman of the board for 2010. The CSCD meets the 3rd Tuesday of each month at the club house beginning 7:00 P.M.
